What exactly is the Information Sheet and why do I need to send it?
The Renters' Rights Act 2025 came into force on 1 May 2026. It requires all private landlords in England to provide the official government Information Sheet to every tenant by 31 May 2026. The document explains tenants' new rights under the Act. Failure to comply carries a fine of up to £7,000.
Can't I just email the document myself?
You can — but the law places the burden of proof entirely on you. If your tenant claims they never received it, a standard email provides no legal protection. Our service provides a timestamped proof-of-service certificate with IP address, device, and exact read time — far stronger evidence than a forwarded email.
Can I just send a link to the PDF?
